This house had been rented for some time but with the owners moving back in they wanted a fresh new look. Not sure what they wanted, we chatted through lots of options until we came up with one they loved! What a big change! And the owners love their beautiful new space that includes stacks of storage.

After being told by several contractors that there was nothing that could be done to this kitchen in this older style home to bring it up to date and increase storage and practicality with the tiny budget available, Your Interior Designer found a way! With  concrete walls and 2 interior doors and huge sliding glass door and window to the exterior there was no way to expand so we had to be about clever with layout and storage solutions. Result? One very happy client!

I was asked by the Agent to provide an Ideal Property Styling Report for this beautiful property that was about to go on the market.

It had 3 living areas but the dining table was crammed in the kitchen and didn't take advantage of the beautiful views the property offered. We relocated it so family gatherings could look out over the pool and acreage through the open french doors. Plus we hired some soft furnishing for effect.

The result? Asking $895k+ it sold in 6 days for $1.1M- a record price for the area!

This 1970's family home needed an update that provided a more open plan and up to date kitchen. It didn't take long to change this space completely and produce just what the owners wanted! So here is before......

and After......

Loving the huge walk in Pantry hidden behind the darker wall!

The executor of this estate asked us to prepare this property for sale. They wanted a quick sale, maximum price and knew that the property which was largely untouched in 40 years, very dark and jam packed with possessions, would not achieve much more than $360K as it was.  After an investment of less than $8000 (mostly for fresh paint and some flooring) and some major decluttering, even staging with some of the original mismatched furniture produced quite a demand and in just over one week from going on the market, a sale for $420 000! It's no where near as glamorous as a full home staging but did the job and was very cost efficient.
